This broad overview and explanation of the insuring provisions and exceptions to the title commitment will help you and your staff establish procedures to more efficiently prepare title commitments and policies. Topics include the following:

How to determine issues of insurability;
How to waive exceptions dealing with taxes, mortgages, mechanic's liens, and judgments;
What procedures to implement for insuring over survey exceptions; and
Which exceptions should stay on the commitment and why.
